The majority of banks or other lending institutions have their own ordering rules, regulations, requirements, forms, etc. We complete appraisals for most lenders, but they almost always order their own appraisals directly with the appraiser. Most will not accept an appraisal ordered by any other entity.
There are several reasons for lower appraisal fees when ordered direct and for certain specific purposes:
- When you order direct, there is no middle-man to increase the price.
- Appraisals completed for lenders / banks often have a lot of extra requirements that add to the complexity and sheer number of pages that a report ends up being. When reports take longer to complete, the cost has to also increase to cover the labor.
- Different purposes and / or intended uses of an appraisal can dictate different scopes of work. Focusing on specific purposes / intended uses allows streamlined efficiencies. In those cases, less required work results in lower costs.

Our area of coverage is dependent on the type of property, along with other factors that may change throughout the year. There are many different factors that go into determining if we cover an area or not. Some of the reasons include geographical competence, MLS coverage, amount of data for an area, etc. Some of the counties we cover in Montana include:

No, we do not appraise any type of personal property. We also do not have anyone that we can refer you to that appraises personal property.
The more personally collected data that the appraiser can compile, the more accurate the appraisal will likely be. The full INTERIOR & EXTERIOR inspection allows the appraiser to measure, inspect, and take photos of most visible areas of a property. That greater amount of collected data tends to result in a more thorough / accurate appraisal.
